Turkey Day is around the corner and, for most, that means a plethora of food, family, and football. The holidays tend to consume our time and business slows as many abandon their offices for some quality family time and stuffing. If you're looking to sell your home, you are probably thinking it'd be best to wait until the new year when the market is back in full swing. However, contrary to popular belief, November is actually one of the best times to sell - so don't hesitate.

Buyers looking in November are more motivated. If they're looking now, they typically face time constraints causing them to commit to a purchase as soon as possible. Fortunately, in So Cal, we don't face the obstacle of bad weather so buyers are constantly looking and it is likely they'll be willing to make an offer closer to the listing price.

Because most sellers don't think it's worthwhile to put their home on the market during the holidays, you face a lot less competition. Your home becomes the most desirable on the market and any potential buyers are now your prospects.

November buyers may also be looking for end of year tax breaks. By purchasing property now, buyers can deduct associated costs, lowering their taxes and even preventing them from paying capital gains tax on a property they sold in the summer. Again, you have a committed buyer likely to give a higher offer than summer shoppers.

So if you are looking to sell your home and ready to make the move, don't wait. Less competition plus a market of motivated buyers leads to quick and desirable offers. Take advantage of it!
