Selling isn't always a walk in the park. More often than not it requires more than you as the homeowner anticipated. Don't be overwhelmed. Here are 4 tips every seller should know whether you've already put your house on the market or you're just beginning to think about the possibility of selling. Stick to these rules and mitigate any fears or worries.
1. Clear the clutter. I cannot emphasize this enough. Get rid of it. Hide it in the garage. We don't care what you do with it, but clear it from your home. This goes hand in hand with depersonalizing. Take down the family photo wall and trophy case. You want buyers to imagine themselves living in your home. Not your family.
2. Don't keep secrets. The worse thing you can do as a seller is not to disclose any known facts about your property to both your agent and buyers. This will come back to bite you so do the right thing and disclose what you know.
3. Remodeling isn't always right. While remodeling does beautify your home, spending thousands for a full kitchen remodel just to sell, you won't recoup your costs. Choose wisely with projects that make the most sense for your neighborhood and home.
4. It's time to fix it. Though you don't want to be forking out the big bucks for a remodel, don't get stingy on necessary repairs. Fresh paint, cleaning up scuff marks, power washing, these are the little things that go a long way. Think of your home as you do a leased car. Before you turn it in, you get it to look good as new. Same goes here. Spend the money to clean it up!
