While it's true, Spring is the busiest season for home sales, this doesn't necessarily mean it is the only time to list your home. Listing your home depends on many factors, most importantly is your timing. Not everyone has the luxury of listing during the spring or summer months when buyers appear to be swarming. Doesn't this hurt your chances of getting the most for your home? ...you might ask. The answer is no. In fact, the highest recorded sale in the history of the Mesa Verde community in Costa Mesa was sold over the holidays.
If your timing lands you with a spring list date, then great! Statistically speaking, there are more home sales during Spring than any other time of year. In fact, homes listed during springtime received 14 percent more views online according to Realtor.com. They also had 5 percent less listings to compete with and sold on average 6 days sooner for 6 percent more.
That being said, there is a correlation between less competition and higher prices. The less listings yours has to compete with, the more likely it is to sell at a higher price and quicker. This is why we don't shy away from the holidays.
We had a client that wanted to list her home right after Thanksgiving, coming on the market $150,000 above the latest comp. With our 5 strategies, we confidently took on her price and put it on the market just before the holidays. Not only were the open houses buzzing, but we accepted an offer and opened escrow the week before Christmas, selling in under 30 days and, drum roll please...for an area record-breaking price of $137,000 over the last comparable house to sell in that neighborhood.
