The market is HOT …but why are some homes sitting?

It’s no secret that the real estate market is on fire. With historically low rates enticing buyers and low levels of inventory, slim pickings have buyers bidding against each other driving up prices and pushing down days on market. So with all this seller success, why is it that some homes are sitting 60-90+ days on the market with no offers?
While the luxury market over $1M typically sees more days on market than those under a million, buyers of all means are out looking – even in the luxury space. Some agents may preach that a home sits on the market because it is overpriced and, while this is sometimes true, more often than not it falls back on the marketability of the home and an agent’s ability to market it.
Have you ever seen a home for sale where the photos look like they were taken with an iPhone? Have you ever walked into a vacant house and immediately noticed every glaring imperfection?
